Front door actuators not locking/unlocking with fob or power buttons. Started intermittently on passenger front now both.

2019 SL Leaf. Started a few months ago. Locking/unlocking using the power buttons (or FOB) did not always work. situation deteriorated until the pass would not lock/unlock at all. You can manualkly lock & unlock. I can hear the motor rty to lock/unlock but its as if it can't push/pull hard enough.
The problem then started intermittently on the driver door, same examct symptoms.
I replaced the 12V battery in case it wasn't putting out enough juice. It is close to 6 years old. No change.
I replaced the Passenger side door actuator. This did not resolve the issue. It seems to me the issue is related to power. I read there is a door power regulator that sits between the battery and the actuators but don't know if that is actually true. If it is I can't find the part online.
Any thoughts or suggestions?
