Residual value questions

It appears that Nissan Finance has dramatically lowered the residual values compared with two years ago.... Which obviously raises our lease costs.

How often does Nissan Finance reset the residual value? (I assume its monthly?)

When does Nissan Finance reset the residual value (Is it the first of the month?)

Are there different residual values for different states or parts of the country? (Or is it one common value for the entire country?)

I just literally came from the dealership and noticed that too ! Everything I had read on this forum was suggesting something like 50% and the dealership just handed me 37%. OUCH. According to cars.com this is happening. http://www.cars.com/go/alg/index.jsp?makename=Nissan&modelname=LEAF&year=2015

So I may be back to the drawing board before I make my first LEAF purchase.
